Gifts of Real Estate

CCALT is now able to receive real estate gifts of all types including: homes, warehouses, land, shopping centers, etc. to support our mission. The land trust is collaborating with Realty Gift Fund (RGF), a specialized 501(c)3 that exclusively accepts gifts of real estate on behalf of nonprofits.

RGF is comprised of real estate and philanthropic professionals determined to help donors and the nonprofit community transact gifts of appreciated assets, and the process to donate gifts of real estate to CCALT through RGF is straightforward for donors and CCALT.

After an introductory and confidential discussion, CCALT can connect donors to RGF for a “no strings attached” evaluation to determine if a potential property gift serves the donor’s goals and qualifies for the program.  If both prove true, a donation agreement will be completed and RGF will take on the entire closing process and provide the necessary documentation for a donor to claim a tax deduction.  At that point, the donor is done and RGF (as the new owner) positions the property for sale.  Net proceeds from the sale are then disbursed to CCALT to support ranchland conservation.

Realty Gift Fund will evaluate real estate of all types (except timeshares) in all states and is highly knowledgeable in the various forms a charitable gift can take, including outright gifts, bargain sales (that include a partial cash payment to the donor), charitable remainder trusts, etc.

Why Donate

There are so many worthwhile causes out there. Why should I donate to a land trust?

In a word: Impact.

From the food we eat and the water we drink to the air we breathe and the wild, rugged beauty of the west – our heritage and the Colorado way of life all tie back to the land.

Private land conservation protects important natural resources, ensuring that future generations will be able to enjoy wildlife habitat, outdoor recreation and safe, nutritious food. Giving to private land conservation protects these essentials for future generations.

What makes CCALT special?

More than 30 land trusts operate in Colorado, but CCALT remains the only land trust that works exclusively to conserve working agricultural lands. CCALT dedicates its work to the ranching and farming families of Colorado who produce the world’s safest and healthiest food products. An additional benefit of our work is the protection of the scenic views, open space and wildlife habitat that define Colorado and make it a world class destination. Our work is designed to last forever.

Am I really making a difference when I donate to CCALT?

Contributions from donors and foundations keep the organization running so Colorado’s working lands remain in production. In the last 24 years we have conserved more than 575,000 acres, thanks to donors like you.

What will my donation be used for?

Each donation we receive, no matter how small, goes toward conserving Colorado’s land and way of life. For every $25 donation, CCALT staff is able to save one acre of Colorado’s most precious land.

What is CCALT's commitment to our investors and donors?

CCALT is committed to the highest standards of transparency and fiscal responsibility.  In 2012, we were honored as the state’s outstanding nonprofit, the first conservation group to receive the award since it was established by the El Pomar Foundation in 1989.

The Land Trust Accreditation Commission, an independent program of the Land Trust Alliance, has recognized CCALT with its accreditation seal for meeting rigorous national standards for excellence, upholding the public trust, and ensuring that conservation efforts are permanent.

CCALT has also earned the GuideStar Exchange Seal for its stringent commitment to programmatic and financial transparency in support of our mission.

If you ever have questions or concerns, we encourage you to contact us. We are happy to share all appropriate financial records with any donor.

Can I choose what my gift is for?

Yes. We would be happy to speak to you more about different options for directing your donation so you can decide to support CCALT in the way you think best.
